Loan Modification Guidelines

Currently, the most highly discussed of the many United States loan modification programs is Obama's recent addition, the Home Affordable Modification program, which proposes to rescue the housing market in part through loan modification, a part of his mortgage rescue plan. With the onset of this plan, new loan modification guidelines will also be enacted in the United States. These new loan modification guidelines would aid the process by creating a standard for loan modifications, beginning with those handled by Fannie and Freddie, and then incorporating the same guidelines for other mortgage lenders. Other than the Home Affordable Modification program, other lenders or servicers offering loan modification, such as Wells Fargo or CitiGroup, may also have their own loan modification guidelines that govern their individual programs.

Fast Facts

  • Lenders actually lose money on foreclosures, so modification can be a better option
  • Borrowers entering a repayment plan are less likely to lose their homes
